Flooring project in progress on a residential home

Flooring · plan before you hire

The floor you see is only part of the flooring project.

Material choice matters, but preparation, moisture, subfloor condition, transitions, trim and removal can change the project just as much as the product itself.

Quick answer

Start with the condition, not the conclusion.

Flooring — the short version

Flooring quotes are easiest to compare when they use the same square footage, material specification and preparation scope.

Your starting point

What are you seeing or planning?

Start with the closest match. The same project label can involve very different work.

  • 01Worn flooring
  • 02Water damage
  • 03Uneven areas
  • 04Loose or cracked tile
  • 05Damaged boards
  • 06Whole-home replacement
  • 07Material upgrade

What is included

What a flooring project actually covers.

When a quote is missing one of these, the price difference usually has nothing to do with quality.

Flooring work in progress

Removal and prep

Tearing out old flooring, disposal, and grinding or patching the subfloor flat.

Moisture and underlayment

Moisture testing on slabs, vapor barrier and the underlayment the product requires.

Material and layout

Plank or tile selection, direction, pattern and transitions between rooms.

Trim and finish

Baseboard or shoe molding, thresholds, stair nosing and appliance and door adjustments.

Why homeowners do it

The advantages worth paying for.

The benefits homeowners report most often after a flooring project — beyond how it looks.

One continuous surface

Running the same floor through connected rooms makes the whole level feel larger.

Easier to keep clean

Hard surface flooring holds far less dust and allergen than aged carpet.

Water resistance options

Luxury vinyl and porcelain tolerate spills and humidity where wood historically failed.

Quiet, solid underfoot

Correct subfloor prep and underlayment remove the hollow spots and squeaks.

Cost clarity

See the cost drivers before you compare the price.

A useful cost range only makes sense when the scope is clear. These are the details most likely to move the number.

  1. 01Material
  2. 02Square footage
  3. 03Removal
  4. 04Subfloor preparation
  5. 05Moisture mitigation

Cost information is guidance, not a guaranteed project price. Actual cost depends on location, scope, materials, labor, home condition and other project-specific factors.

Repair, replace, or change the scope?

Not sure which path fits your situation?

Repair may work for localized damage where matching material is available and the substrate is sound. Replacement becomes more relevant when damage is widespread, matching is impossible or the underlying system needs broader work.

Questions

Flooring FAQs

The questions homeowners ask us most often before they start calling contractors.

Ask your own question

Per square foot for material plus per square foot for labor, with separate lines for removal, subfloor prep, transitions and trim. Compare all of those, not just the material price.

Sometimes over sound vinyl or tile, never over damaged or uneven surfaces. Floating floors still require a flat, dry base.

No, but plan to empty rooms and expect dust. Most homes are done in 2–5 days depending on area and prep.

Luxury vinyl or porcelain tile handle moisture. Solid hardwood is a poor choice below grade or in wet rooms.

Ask directly. Furniture moving, appliance disconnection and toilet removal are frequently excluded from the quoted price.
